GUIDANCE NOTES FOR TENANTS

1. All lettings are subject to satisfactory references being received and approved by our clients.

2. Costs involved for which a tenant will normally be liable are as follows:
a) A goodwill deposit - when you agree to take a tenancy, you will be asked for a reservation fee which is credited to your account. In the event that you should withdraw from the transaction, or the references are unsatisfactory, the deposit will be forfeited.
b) The first month's rent.
c) A deposit (equivalent to one and a half month's rent) is payable in advance and is held against dilapidations at termination of the tenancy.
d) An administration fee.
e) An inventory check in fee.
f) A reference fee of £55.00 (plus VAT) for each tenant.

3. Initial costs, as outlined above are required from the tenant before occupation and must be made in cash or banker's draft. A detailed invoice will be issued detailing all costs involved prior to the commencement of the tenancy.

4. Service accounts. i.e. council tax, gas, electricity telephone and water, are the direct responsibility of the tenant until the end of the tenancy. The relevant authorities will be informed of the dates and meter readings at the beginning and end of the tenancy. At the end of the tenancy all closing accounts will be sent to your forwarding address.

5. The Agreement signed by the landlord and the tenant is binding upon both parties and it is not possible to terminate the tenancy before its expiry unless the agreement so provides.

6. In a shared tenancy, all signatories to the agreement are jointly and severally liable for payment of rent and all other matters relating to the tenancy. On such cases tenants are requested to open an account and arrange for ONE standing order to be made, as outlined in the lease, for rental payment. On a sharing situation, if one of the sharers leaves the property, the remainder are responsible for the payment of the rent in full.

7. The standing order will be prepared for you by the letting office and must be signed at the same time as the tenancy agreement. Tenants are to ensure that payments are made from their own account on the due date.

8. Tenants should ensure that arrangements are made for post to be forwarded when they leave a property as Drummonds Residential Lettings cannot accept responsibility for doing so.
